Congratulations to my Buyer-Client on purchasing this fixer across the street from Alki Beach Pier overlooking the Puget Sound, which includes views spanning from Bainbridge Island to the City of Seattle Skyline! A $15,000 Seller credit to Buyer's closing costs and pre-paids was negotiated to increase cash reserves for planned renovations. This was a foreclosure and the Seller was a large inflexible bureaucratic entity on the east coast that moves at glacial speeds. They demanded to use their own contracts, which exposed my Buyer to liability. I submitted 5 offers to reach acceptance. During that time-frame (over 2 weeks of back and forth--my Buyer wanted it), my prudent and diligent lender, Phil Mazzaferro, ensured the Buyer's financing was approved and rock solid, which minimized the Buyer's/Borrower's risk.
