Congratulations to my Seller-Clients! They purchased the subject home in 2013 for $255,000 and operated it as a rental property for years. Most recently rented for $2,050 a month. The home was in good condition, excluding normal wear and tear, but was dated. Moreover, the tenant had painted the interior unique colors that had to be neutralized.
Based on comparable sales, the property in as-is condition would likely have sold for approximately $550,000. Alternatively, if renovated, the property would have likely sold for approximately $675,000, providing Sellers an estimated gain on sale of $66,000.
The Sellers chose to renovate the home and, after spending over $85,000 on an interior/exterior remodel (within a tight budget), listed the home for $675,000 on Wednesday, June 5th, with an offer due date of Tuesday, June 11th. The current estimated rental range is $3,200 to $3,450 a month.
During the open house weekend on Saturday, June 8th and Sunday, June 9th from 12-4 p.m., 93 people came through the home. There were, after 5 days on the market, 25 broker showings and 9 requests for the seller disclosure package, which included the list of improvements, invoices, inspection reports, etc. Four offers were received, as of the offer due date, that escalated up to $720,000. However, the highest offer isn’t always the best offer. The property sold for $698,000 on June 21, 2023, which provided a $87,300 gain on the sale for the Sellers.
