Congratulations to my Buyer-Clients on purchasing this renovated home on Genesse Hill with excellent access to the West Seattle Bridge! There seems to be nothing more appealing to the largest buyer pool than an older home with character that's been renovated (studs-out) to current codes (e.g. electrical/plumbing/mechanical, insulation, etc). Some older homes are like vinatage hobby cars where something is always failing and requires repair. For example, plumbing issues related to copper pipe and partial galvanized pipe installations over the years, and subsequent corrosion caused by dissimilar metals that leads to plumbing system failures.
This almost 100 year old Craftsman style home was completely renovated in 2012...walls and a fireplace in the center of the house were removed that opened the main floor living/dining/kitchen area, stairs were relocated & designed, new large viewing deck (with composite boards) of the Seattle skyline...very well done. However, some of the finishes and fixtures are a bit dated. Although this home is completely livable as is, quite a bit of cosmetic work is planned that ranges from flooring, painting, plumbing & light fixtures, new cabinets, kitchen appliances and closet space modifications.
The Buyers' renovation budget has increased because we were looking for newer homes at a higher price point, $1.3M-$1.4M-ish. This home was listed at $970,000 and I immediately knew it was inadvertently under priced and not marketed well. After 2 days on market, another offer was submitted and we made an offer for $1,025,000. The home appraised at $1,030,000 and I wouldn't have listed this for less than $1,075,000 without any preparations.
